Need help with google SEO

Greetings,
I had a site siting at number #14 for the term "florida condo rental" before I did any optimization. It sat at that position for quite a few months. I tried optimizing a month back and now the site is around #38-#42.
Can someone please look at this and give me any pointers.
I'm willing to devote a new page specifically aimed at maximizing that phrase if need be.
