How does Link Popularity work exactly?

I understand the definitions of link popularity, but when it comes down to the granular makeup I am lost. Is it an algorithm? What factors determine a GOOD link?

Lets say I am a florist site and have the options of getting links from 3 potential sites. Each have a different page rank, # visitors and better relevance to my site than the other. Which one would be the BEST for my site and why?

(Example)
1. Teddy bears.com - 10K monthly visitors and a GREAT page rank.
2. Realtor site - 50K monthly visitors and a Good page rank.
3. Wedding planner.com - 50K monthly visitors and a VERY good page rank.

Which is the best and why? Does it involve a combination of relevancy and PR? traffic involived and/or click through rates? What is the nitty gritty determinator?

Hello,

With regards to your link Pop - my advice would be as follows:

You want to get link partners who are in your theme or category and whom might be a competitor of yours but caters to a similar market.

Google gives rankings preferences based on the common theme of your websites and the links coming into your website. The links coming into your website should again be in the same general theme as your site. As well, the site that links to you should not be providing links to other irrelevant themed websites.

Personally, I would not worry about the PR of the websites right now. Link Partnerships/Strategies in my view is like a long term investment, where overtime the partners you do linking with will increase their PR and over time yours will increase too!

1 and 3 are both similar themes or related in some way to flowers, so they would be good choices. All would be good choices just for getting the occasional click-thru. #2 would count well, but is not themed to the site, so may not count quite a much as 1 and 3.

I would get links from #1 & #3 as theycorrespond to your market like critter mentioned. #2 will delute your overall website theme. PR isn't as important as it used to be so focus on the theme.

Thanks guys. So the important things to keep in mind here are relevance to my site and obtaining click throughs for potential visitors? And not focus too much energy on PR?
