PR = 7 ... Go Figure!

Constantly working on my link popularity / PR, I ran across this site (http://www.freshsite.com/). As you can see, its PR=7 and only has ~82 incoming links.

This other site (http://www.brobstsystems.com/) also=7 and has ONLY 334.

This other site (http://www.clearimagedesign.com/) also = 7 and has ONLY 16 ... 16 ... 16!!!!

Does this make ANY sense?

if the 82 links are PR 7 and above, then it makes sense that freshsite.com would have a pr 7

An if their all related to the website in some way ie. It'a an SEO site and all of it's incoming links are high ranking SEO sites

Still looks fishy!

Rusty,
I checked on the incoming links. Most are DMOZ, Google and internal links. Only 1 or 2 incoming links have high PR.

Is that all it takes? Just 1 or 2 quality incoming links?

no - it must take some sort of average of all the incoming links. i do not know if weights are applied to certain sites over others.

They are, sometimes the only thing you need is just one quality link from another site...OR...a bunch of links from less PR websites. Combine that with internal linking, Google, DMOZ, Yahoo and several others and you have a winning combination for good PR!!

It doesn't take very many incoming links if the links are from a relevant page that has a high PR. I can only dream of a PR7. (It will happen someday)

PR 7 is tough to get, unless it comes from a PR 8 link (debatable), or many PR 6 links. I don't think there is a definition as to a good PR. In my opinion, a link from a PR 7 site would be all you need. Also a links from a PR6 will do the trick. Alot of time is PR doesn't matter at all, remember its 1 thing among some odd 100 things Google takes into account in determining ranking. I have several site that are PR 5 that ranks -top 5 above PR 7 and PR 8's, for a highly competitive keyword (3.5 mil results).
PR can get overrated in my opinion.

Look at like this: Imagine your website as a tool, and electric razor for example, that will not function unless its plugged into an electrical socket. We you want the best tool possible, you want sharp blades, style, usability, good functions, and great effectiveness, plus no razor burn. NOW, if you don't have any power going to the razor, its useless and it more a fancy paper weight than anything.
What happens when you plug it in the socket. Now its got juice! It functions, its effective and overall is a popular tool you use each day. So consider PageRank like an electrical socket.
Great Optimization (good tool) + Good links = Good rankings.
The inverse can be true:
BAD optimization (broken tool) + Good links = Bad rankings

Common mistake is the second one, webmasters seek out many links and even pay for them without taking proper optimization into account.
What should be done first is the proper optimization for keywords, THEN go seek out some links to boost your PR. GIVE IT SOME JUICE!! and it will work for you!!

Thanks for all of your comments and suggestions! I think I will concentrate on becoming BEST friends w/ some PR7 sites.

Maybe some $$ payments or bribes will work!
